What We Actually Check
Four areas, assessed on site by a PHTA-certified technician.
Equipment Pad
- Pump condition, priming, and motor noise
- Filter type, pressure, and media or cartridge condition
- Heater operation and venting
- Salt cell output and plate scaling, if fitted
- Automation, timers, and valve actuators
- Visible plumbing, unions, and pad leaks
Electrical & Safety
- GFCI protection at the equipment pad
- Equipotential bonding present and intact
- Timer and panel condition
- Drain cover compliance and visible entrapment risk
- Gate, latch, and barrier condition
Water Chemistry
- Free and total chlorine
- pH and total alkalinity
- Calcium hardness — the Houston-specific one
- Cyanuric acid (stabiliser) level
- Salt concentration on saltwater pools
- What the numbers mean for the next 90 days
Visible Condition
- Surface, tile, and coping condition as observed
- Waterline and deck condition
- Skimmer, return, and main drain condition
- Circulation and flow at the returns
- Obvious signs of past repair or resurfacing
What This Inspection Is Not
We assess equipment, safety, water chemistry, and visible condition. We do not perform underground pressure testing or structural leak detection, and we do not certify a shell as watertight.
If the pool is losing water and you need that answered before closing, you want a dedicated leak detection company with pressure-testing equipment. We will tell you that on the phone rather than take the booking — and we would rather say it here than after you have paid.
When a Pool Inspection Is Worth It
Before you buy the house
A general home inspector will look at the pool for a few minutes and write one paragraph. That paragraph will not tell you whether the heater works, what the pump is worth, or that the salt cell is at end of life. Those are four-figure differences and they are negotiable before closing — not after.
You just moved in
You inherited equipment nobody explained. An inspection gives you a written baseline: what you have, how old it is, what is about to need money, and what your water is actually doing.
After a freeze or a storm
Houston freezes crack pump housings and filter bodies, and the damage is not always obvious until you run the system. A post-event check catches it before it becomes a flooded pad.
Before you list
A clean written report on the pool removes a negotiating lever from the buyer. Knowing what is wrong before they do is worth more than the inspection costs.
